What the North Shore Market Is Telling Us This Summer

Inventory remains tight from Revere through Marblehead, but well-prepared listings continue to clear quickly and at strong prices.

Buyers who have waited for a softer summer in the Boston North Shore market are not finding it. Through mid-June, single-family inventory across Revere, Lynn, Swampscott, and Marblehead is down roughly 14% year over year, and the homes that come to market with thoughtful preparation continue to clear quickly.

What is shifting is the pace at which under-prepared homes sell. The gap between a polished listing and an as-is listing has widened: prepared homes are averaging fewer than ten days on market, while as-is homes are sitting closer to forty.

If you are weighing a sale this year, the playbook has not changed but the margins are wider. Pricing accurately, presenting well, and timing the launch carefully will outperform a wait-and-see approach.
